Saltiel Law Group Wins $429,000 Jury Verdict in Wynwood Real Estate Dispute

MIAMI, FL – October 2025 — In the heart of Wynwood, where vibrant murals transform walls into open-air galleries and creativity fuels one of Miami’s most dynamic real estate corridors, a promising partnership turned into a legal battle — and Saltiel Law Group turned it into a courtroom victory.

A Broward County jury awarded the firm’s client $429,000, recognizing a 33% share of profits in a joint venture involving two prime Wynwood properties at 5130 and 5140 NW 5th Avenue.

Beyond the verdict, the decision reaffirmed a central principle in business law: actions and integrity can define an agreement just as powerfully as a signature. (Case No. CACE-23-017554)

What began as an off-market opportunity in 2021 evolved into a joint venture agreement the following year. For more than a year, both parties operated under that agreement — exchanging text confirmations, dividing profits, and expanding operations as the properties’ value climbed from $2.2 million to over $3.5 million.

When the opposing party later denied the agreement’s existence, Saltiel Law Group’s litigation team stepped in to protect not only its client’s investment, but also the broader principle that fair dealing and consistent conduct create enforceable obligations under Florida law.

Through testimony,

digital evidence, and business records, the firm reconstructed the story of a partnership that had been honored in practice, until profit turned into conflict.

The courtroom strategy centered on aligning evidence with narrative clarity: written drafts of the joint venture, text messages confirming ownership percentages, and a year’s worth of financial activity that left little doubt about the parties’ intent.
The jury’s unanimous decision validated that story — one rooted in credibility, consistency, and the values that sustain business trust.

“This verdict reinforces that business partners cannot disregard their obligations simply because an agreement lacks signatures,” said Hubert G. Menendez, Esq., Lead Trial Counsel. “The jury recognized that performance and conduct can speak louder than paper formalities.”

“This result reflects our firm’s disciplined approach to complex commercial litigation,” added Matthew Carcano, Partner and Head of Litigation. “It underscores our mission to protect our clients’ business interests and ensure that fairness prevails when trust is challenged.”

The case, tried before the Circuit Court of the Seventeenth Judicial Circuit in Broward County, Florida, also sends a message beyond the courtroom: in Miami’s fast-evolving real estate market, trust remains the foundation of growth, even in the absence of formalities.

The case was led by Matthew Carcano, Partner of the Litigation Group, and Hubert Menendez, Litigation Associate at Saltiel Law Group.
